Do you feel that you benefit much from "superhost" status versus without? Don't have much knowledge of AirBnB so I don't understand how that works.

I guess what I'm saying is it worth the bang for the buck (effort).

To the point of the thread, I've done some vacation rental stuff and I've never banged any girls as I've had a LTR, but I have met a few hot ones, but since my location is by the beach that's the norm for around here (lots of hot chick options). Don't know if it would be worth crossing the line if I were single.

Are you renting out the unit for the sole purpose of AirBnB rentals? Care to share how much above your costs your pocketing? I thought about dong this in various markets to make some money and have places to chill whenever I visit.

It's not really that much extra work to become one, you just have to respond quickly to inquiries and get mostly 5 star ratings. My place is much nicer than my competition and so it makes sense that I offer good customer service as part of the package. I usually have my phone with me anyway so it's no trouble to fire off messages quickly, and my office is a short walk away from the apartment so it's easy for me to stop in between bookings if my cleaner has any issues that need my attention. I would be hesitant to host somewhere I didn't live - you'd have to find a friend or hired helper who you could trust to take care of things when you weren't around.

I've only been doing Airbnb hosting since the spring, and first obtained superhost status in the summer. I also had a professional real estate photographer come in and take photos around the same time, and simultaneously started aggressively raising my rates; I had 100% occupancy which implied that I was leaving money on the table. Before all of those changes I was getting around $130-150 per night, and now it's up to $200-250 depending on the day of the week, and I can still get to 100% occupancy if I want to.

On a monthly basis I grossed around $6K in August and am on track for $6,700 in September. My costs are around $2,500 a month. From what I've heard I'm doing better than most, but most Airbnb hosts do a half-assed job. People book my place because it shows much nicer than the competition; it's more like a hotel suite than an apartment full of someone's leftover furniture.

If you live in an area with high tourist demand and relatively cheap apartment lease rates I think airbnb can be very successful - just look at the nightly rate of nearby hotels or vacation rentals and see if you can make a decent return with rates that undercut them slightly.

When it comes to game, being an Airbnb host opens up a lot of possibility. I would recommend treading extremely carefully when it comes to gaming your paid guests, but it can be useful to have a secondary residence to bring girls. It does require advance planning to keep it unoccupied, but if your spot is in a good location and/or nicer than your primary residence it can make things much easier.

So you lease these apartments? Does the landlord know that your putting them on airbnb? Sounds like a great business model but from what I know of my area it seems like something landlords would be weary of, especially if someone else is making most of the money.

$250 a night is my default summer weekend price for two guests, or $200 during the week. During special events I can usually charge more, and I also charge $20 per day for each person past 2. It all depends on the city and quality of your place...

My landlord doesn't know what I'm doing, but they are very hands off. It's a condo unit in a large building so I can operate under the radar pretty easily (so far). I'm an A+ tenant as far as they're concerned. I just have the one place because I also have a full time job, and AirBnB regulations are still up in the air here.

Did you read the policy? It's pretty simple and when a host chooses the "flexible" cancellation policy they are bound to it's terms which are fairly generous to guests.

Personally, I'd be fucking pissed if someone booked my place for a week or longer then decided to leave 2 days into the stay and I'd be left with only 3 days income and 4 days (or more) that I wouldn't easily be able to fill so last minute. You may want to consider that before making your decision and definitely talk to your host don't just hit them with it by cancelling on the app (or however it's done).

I changed my airbnb policy from Flexible to Strict, too many niggas wanted to reserve my place and use it as a failsafe. If another spot dropped their price, they would cancel mine and use the other host's place. Fuck no, I'm not dropping my price when all the bars are within walking distance! It was hilarious when those same guests would leave the other host bad reviews because "it is not that close to local bars"...duh, that's why it's cheaper.

Too many niggas and bishes are jumping on the site and renting out entire homes for 150 a night, hosting up to 8 folks.....so I really can't justify my high prices. But then again, my furniture is designer and no way on earth am I going to rent my place for 90 bucks, it just attracts the wrong in of people (whores trying to avoid hotels, people looking to throw a party, niggas wanting to fuck, etc). AirBNB's suggest price range for the area is....65 dollars! GTFO! I'll rather take the L.

Overall, it's been good to me though, made 1200 in a month and have a guest return twice back to back.

I just assume the sale and invite the chick over. She might have another host lined up, but most girls are interested in hanging out with locals. I always have alcohol at my place or we'll go to one of the bars a block away. I'm never sexual right out of the gate. Build some rapport, then escalate to teasing and some fun banter. Don't want to scare the cat and let her know you're only looking to slam traveling broads. Want to frame it and leave her with the feeling you're a cool/sociable/knowledgeable guy- and the physical intimacy/attraction just 'happened'.
