As for the partying, I think it's just a matter of having some discipline. I don't gamble. And i go out maybe 1-2 nights a week. So I'm not really a club rat either.
What do you think is causing the burnout there? I imagine living right on the strip would get old after a while. I was looking at Downtown, or maybe Spring Valley.
Drazen and Jetset's posts were on the money but I'll add my take, having visited Vegas over a dozen times now, including staying off-strip a few times to visit family.
Remember, Vegas isn't a party city in a vacuum - there are laws that allow it to be the way it is. Alcohol can be served 24/7, gambling is legal everywhere, and while prostitution is technically illegal, strip clubs (also open 24/7) that are basically borderline brothels are definitely out there. The result is that in addition to the ritzy clubs on the Strip, the city is teeming with strip clubs, "adult movie stores", slot machines everywhere you can possibly imagine (basically every gas station has them). Furthermore, lots of people move to Vegas specifically for these reasons, and not all of them are cool and fun young guys/girls who just want to party a few nights a week without having a 2am last call. Those slot machines and adult movie stores aren't there to look pretty. There's lots of degenerates and just sketchy ass people who move to Vegas specifically for these reasons.
The weather is good for most of the year, especially if you're coming from Chicago or other spots up north, but as Drazen mentioned, it is fucking HOT in the summer to where you can't even go outside, and it isn't like in the Valley in LA where you can drive out to the beach. It's nothing but desert for miles on end. When you're stuck inside without much to do, it will be very, very hard to "have some discipline" with clubs and gambling as pretty much the only things to do. If you can do it, that's awesome, but I know more than a few people who have moved to Vegas and gone completely off the rails for a month or two.
There are some positives about Vegas, for sure. The nightlife is as good as it gets in America. It is really cheap to live there. You can rent a 4-bedroom house for <$2k, or a studio in a 50-story building on the Strip with a pool, doorman, and valet for ~$1,800. A solid, regular 1BR apt is usually under $1k. Good luck getting that in any major city with good nightlife like Miami or LA, let alone NYC or SF. For better or worse, it's a true hustler city, where a guy without a degree but with drive coupled with "street smarts" can make a lot of money really quickly. Strippers there can make $5k+/mth, as can blackjack dealers. It's one of few cities out there where the rags to riches in a year can still happen.
I can't really imaging living out there. I've spent 4 nights in a row partying there before, and by the end, I just wanted to get the fuck out. Aside from partying, there really isn't much else to do.
