Hey man I can tell you that $/mt2 is not a good factor to consider when buying a place here as it varies widely and many hidden facets obscure its value (for example my huge patio is not on the deed as it is considered a common asset of the building with private use.) which also means a big chunk of my potential condo fees and property taxes are not paid by me but by all my neighbors. Or that I got 3 parking spots and a huge storage unit in prime location for my purchase price but they are all under separate deeds. And a lot of other pads I looked at had wasted space. areas that count as mt2 but cant really do anything with do to poor design. and like the real value of a pad just 1km up the hill would be way less imo, something hard to tell just looking at a mt2 value and a map but has a huge influence on quality of life or rent ability.

Give us a rough cost idea. $2XX,000? $3XX,000? That's about half the price of a Toronto condo.

What are the condo fees? What are the taxes? Why do you call them "potential" condo fees or taxes? Are you required to pay them or not?

What do you expect to get for it on Airbnb?

How did you find it? What were the commissions/closing costs? Did you have to pay any bribes?

If the patio is a common asset of the building, do other people have the right to use it?

I got to pay them but they are much less than they should be because of this technicality. And the only access to the patio is through my property so no one else can use it, but to legally build on it I would need 70% of the residence in my building to approve the construction.

I dont have any data yet on renting the whole place, and I do plan to live there most of the year. Theres nothing comparable available on airbnb atm. But this is the closest thing I could find

Its very close to my location which seems to be the highest rental $/mt2 rental in the city. That place is about half the size, but has a much nicer cover photo which I think is the biggest factor on these sites. I think casacol guarantees a certain occupancy rate but im sure they go down in price in the low season. Im guessing $2,600 to $4,200 USD at a monthly rate

I found it through one of the 6 agents I had showing me places for 4 months. no bribes.

Closing costs were (CAD to USD conversion fee) + (.4% Usd to COP) + (1.6% register the deed) + (3million cop lawyer) + (600,000cop register funds)

Perhaps I'm paranoid but I think a guy should get to know several forum members before starting a thread like this.

Something seems odd about a thread like this coming from a guy with only one rep point from meeting forum members even though he lives in a city where several forum members live and many forum members visit.

Medellin is an inexpensive city. Check out the monthly prices on Airbnb. Prices on the ground are typically 20% to 40% cheaper than Airbnb when paying with cash.

The best travel information from forum members isn't on the forum. My suggestion to everyone is to meet guys in real life and add value.

Prince asked me to write review after staying at his place for a month. Well I can say after the first night I decided to cancel the rest of my travels around Colombia and stay the rest of my vacation here.

The place is fantastic. Great location with everything in walking distance. Never any problems with security bring girls back, and every one I had over was very impressed and said it was the nicest place they have seen in the city.

Prince was only around for a week or so but he was friendly, helpful and a very interesting guy to talk to, with some impressive game. In the week he spent here he pulled 1 or two different girls pretty much every day like clockwork. I dont think I have never met anyone before who had so many girls around.

Im really happy I found this place and if I ever get back to Medellin I would for sure stay here again and can recommend it without hesitation.

Hey man I am always open to meeting new people. Just pm me. I have met some 20 something or so RFV members already. Most through in person referrals not through msging online so Im not sure their handles. I also have met several hundred community members over the past decade and am well know in other Medellin game groups with more locals. Not sure there are any RFV Medellin regulars I havent met. I know from the ones I did meet they were mostly solid dudes but some too cool for me.

As for the price.. This pretty much is the best of the best you can get in the city here.
I think ive been renting the rooms about 60% under market value and offer a lot of added value you would not get by renting a place by yourself. but for me its been worth it to give the discount to get some one compatible with similar interests. I can only imagine the potential drama renting to some blue pill random from airbnb when im banging a new girl every day lol

But good news, With two people the place still feels super spacious and after having some positive experiences so far renting to RVF remembers Im getting the third bedroom ready to rent.

So starting next week up to January 8th I have another room to rent with queen bed. This will be cheaper than the rest. If you are interested in spending your time in luxurious perfectly located penthouse with some experienced wings for about the same price of a bunk bed in a dorm, just hit me up.

Its hard to say because my closing game is very tight and I already adapted to be successful with my current situation. For sure a girls individual predisposition is a greater factor than the pad. From what ive seen I would say its less true in Colombia than north america. In either case its possible to adjust your game to compensate, and for sure having a nicer home greatly increases your standard of living and potential enjoyment of life beyond the pussy you pull.

My advice, If you already invested the majority of your wealth into a diversified portfolio of income producing assets and you dont feel much wonderlust then a nice pad in a good location is the best thing to splurge on.

Apartment logistics are the most important thing. If a girl is coming over your apartment there's a good chance she's already decided to bang you before seeing it. If you're getting drinks at a bar and your apartment is across the street shes more likely to come over than if its a 30 minute taxi ride away.

So I figured I would drop in here and give a shoutout to Prince Charming, who threw a banger last night

I saw his message that he was having a house party kind of late and proceeded to blast my Whatsapp, Tinder, Instagram, etc.

Managed to get some random sloot off Tinder and her friend to come through but it was fun. Was probably the first time I ever went to some event related to a PUA/"game" site where the ratio wasn't 90% dudes. Actually, the ratio was really good; probably >50% girls - everyone brought 2-3+ girls. Plus we had lots of booze.

Was all over the one chick making out, just sucking on her tits and shit in the middle of PC's rooftop. Her friend was also wasted and showing her underwear and shit. But all in all a good time.
