I'll just add this as I have lived in condos , townhomes and a very large house with pool and game room

Hands down my condo on the golf course was the best for low overhead , and only 4 bills a month. I literally bought the smallest of the Summerlin condos in the most affluent neighborhood looking at $1 million dollar homes across a golf course for $150K . Lifestyle wise was least amount of stress. The key here was it was on golf course with views so girls loved it.

Now - on the other side of the spectrum... I had a house with POOL in a gated community and it was nice having girls laying out in bikins by my pool when I came home. What sucks is having to have a maid, landscaper and pool man so the costs can creep up on you. Las Vegas homes with pools are not expensive compared to California and are an easy way to get girls to come hang out and be in bikini mode. Other down side is when entertaining can also get expensive.

My condo in Summerlin had pool and jacuzzi that nobody used and I used it ever night

My advice would be get a Condo but only with a view of Beach or Golf Course in a guated community with Pool and Jaccuzi. Less Money out and More Money in the Bank - less stress and game is the same.

Maybe someone suggested it already. I didn't read the whole thread. You can get a duplex.

It is possible to get a duplex for $1,000,000 with 2 2bed 2 bath or 3 bed 2 bath units. You gonna have to look hard for them.

With 20% down, you are looking at $5000 payment a month for mortgage, property tax, and insurance.
Each unit can rent for $2500 which leaves you responsible for $2500 a month if you live in one of the units.
