Living across the street from campus

I live right across the street from a dorm room and the rest of the university isnt far away and I need some advice. So many girls are on their way to and from class and hundreds past my front yard every day. The thing about college girls (for the most part) is that I think they feel more threatened by direct approaches. My strategy is to just post up in a lawn chair in front of my house and get their attention with an innocent prop. I've tried just hollering at them, making dumb comments and for the most part they seem either scared or bitchy. Is a cute non threatening prop a good idea? What other strategies should I employ?

Start having parties. Set up your front porch and front yard with cool props. Make your house look cool and fun. BBQ alot. Put a portable swimming pool out there. Decorate it with fake animals and palm trees. Play music alot. Have a cooler of beers ready at all times. Tiki torches, christmas lights, neon signs, etc. Volleyball court, badminton court, frisbee, golf. Make your place look like a fun place to hang. Have the most unique house on the block!

Post up on your front porch with a bottle of Smirnoff and cranberry juice at night. Offer the drunk/slutty lookin girls a shot. Especially the lone ones who are headed back home after a night of partying. Drunk, horny, end of the night and none of her cockblock friends around is a perfect recipe. Dress sharp, also.

Honestly, your approach will depend on your age/appearance. The college girls will react differently to a guy who also looks to be college-aged and an older guy. Which is closer to you?

College can be tough egg to crack when you're not a student, especially if it's a "college-town" scene. I would just hit up the nearby college bars with some wingmen on thursdays & weekends.
