I agree with JonVonStroke. It matters A LOT. Get it out of your system to experience it - don't go halfway. The problem is with greedy landlords if you want to rent in close proximity to the "hot" area, and the landlords know the area is hot. Spend the extra money and do it for a couple years until you feel like the landlords are truly raping you, then move the hell out. You want to be within a 5 minute WALK to the action...not 10-15-20, or where you have to continuously drive and park. Do NOT get enticed into a place that is a 10 minute drive or 10 minute walk through multiple sketchy intersections. Get IN the hot area or 5 minutes away.
