The only documentation that exists is the new lease for a lower dollar amount that the new tenant signed, and the document stating my lease was over. Can I legally get away with depositing this check? I'm leaving the country in a month and I'd like the extra money. Thoughts?

Whatever you do, don't pay the landlord any cash until the check clears if you do deposit it.
