38th street...wouldn't consider it "way north" - 5/10 minute walk to the bars on 12th. You'll only get these rates with a 6 month + lease and renting directly from a mexican owner.

Do you ever get in fights in Playa? Or is it just me?
I dug the place a lot, but of course I got in a street fight which kind of soured me on the place a little.
