Rental Prices in Brazilian Cities for 1 BR

So given the interest in Brazil I went to some Brazilian websites and pulled information on average rental rates as of Jan 2010. The rates for the big cities below are from FIPE at fipe.com.br which is an economics statistics institute that does a monthly real estate report. The small cities on the bottom are from Trovit.com.br which is a huge real estate site. FIPE also breaks down the major neighborhoods in Sao Paulo and Rio.

Granted, these are averages and the data was normalized by sq. meters so I took the 1BR apartment numbers and show the 50 m2 and 30 m2 monthly rental prices in reais and US dollars below. Maybe it will help someone. Does anyone see this as matching their experience?

Hey man, great info, what's the site you got it from? I'd be more interested in a sharing a room, but this is a great benchmark. Can't believe Curitiba is so cheap compared to places like Salvador, it seems really attractive.

I paid 700 a month in Rio for a pretty decent place in Copa, but it was offseason. This is interesting though, thanks

fipe.com.br and trovit.com.br, both unfortunately only in Portuguese were my sources for the data. These are averages so I'm sure the best spots in Curitiba are higher but it has not seen the money dump into real estate, particularly from foreign hot money, many of the other cities have.

Add 50% gringo tax. Those are for long leases. If you're going for a month or two, it will be much more.

One more thing is the picture below. It gives R$/sq. m across different parts of São Paulo. It is from the newspaper Folho de São Paulo from a few months ago. To convert to rental rates (these are purchase), the usual factor in Brazil is multiply the sq. meter sale price times 0.5%.

Note the tagline is prices of properties increases 29%. The values on the color map are the prices and below is the % change over 2010.

Unfortunately teaching English in Brazil just doesn't pay enough unless you have a good chunk of cash saved or unless you are teaching in Sao Paulo, but Sao Paulo kinda sucks. You may be able to make a little extra cash with private lessons as well.
