Suggested above was Columbia and Charleston, Columbia is really hot in the summer but USC is a serious party school. Charleston is pricey for real estate near the beach but nice and great food. Myrtle Beach may be a good choice, Coastal Carolina is a party school and the beach is popular with the Canadians, if you like cheap golf, Myrtle Beach is a very good choice with reasonable real estate prices.
If you are serious about downsizing, you may want to sell out and rent a few different places for a month or so to get a feel for the area and what suits you best. You would hate to invest and then be stuck if you end up not liking the vibe.
