I like Budapest myself and imo it is much preferable to Prague.

Budapest has the advantage of being a very strong market economy. Hungary embraced free market economics way more than Czech republic did. Hungary has a thriving private health care sector for example. Czech has only government healthcare.

I see Hungary along with Poland as growth hubs in the new Europe.

I've thought about this. But I think if you were to buy real estate, you will need to move some where and find a job or a wife/kids. It might be cheaper just to get a 6 month rental.

But you may want to buy real estate in a tourist location if you want to rent it out to make more money. I've been looking into Greece since its a popular tourist destination with cheap real estate, so that you will probably be able to get renters in the summer months on a weekly basis.
