Need some advice

Hello guys, long time lurker. Would prefer to lurk as I learn more, but I am compelled to make a post to seek some advice.

I live downtown Toronto -- we all know how bad it is here.

I am finally taking the plunge and am going to Chaing Mai, Thailand in early November for a month.

However, money is tight with me. Most of the money we make here go to pay our outrages high rents.

Anyway, I thought I would try and rent out my bachelor pad for a month while I am gone. I could sure use the money rather than have my apartment sit empty. It is not so easy to do. You get a lot of weird people contacting you.

However, this girl has contacted me a few times and seems interested and a good fit.

My hesitation is she is a teacher and in her 30s. For me to let a Toronto female in my residence while I am gone -- especially a teacher gets me a bit nervous. She is likely a Toronto feminist. All she has to do is make a accusation against me and I could find myself in a uphill legal battle. She can also make a claim in the future whenever she want.

I could use the money, but am I being too paranoid and irrational. Maybe nothing will happen.
Is the risk worth it.

Would appreciate some feed back so I can straighten out my thinking,

You're afraid of a random women in your empty apartment making false rape claims against you while you travel?

Even if she cried rape, your travel bills would provide an alibi.

Seriously, you need to chill out. Not every woman is out there to get you. Especially if you aren't trying to sleep with her and don't have any contact with her outside of airbnb or whatever.

This is a suspicious first post.

I think there's a difference between reasonable caution and outright paranoia of the opposite gender. Take a risk, rent it out.

Women are predictably irrational. Chance of a rape card over a 100% normal business transaction is pretty near nil. Much more likely you'd find a dirty renter who abuses tenant protection laws

I don't think that rape accusation is the most probable problem, the most probable problem will be that she will not get her shit out of your place in time.

Month is a very short time for renting, why is she doing this? Is she a love tourist? If she is just struggling to find a more permanent place for renting, what makes her think and convince you that she will find it after a month?

Another thing to consider is her not paying, will you be making paperwork for a single month of renting? Don't forget to ask for money in advance 100%. Only thing she can pay after is for her used water and electricity. Make the rent high enough to be able to cover these expanses from it, if she leaves the day before you return and won't pay.

Another thing.
Things must be getting bad in Canada if you can't enjoy a 1 month vacation in Thailand without having to rent out your place.

Do you have a brother or sister that lives nearby?
I suggest you airbnb your place (multiple short stays) instead of renting it out for a month to one chick that works and wants to live in your city and might not want to leave.

Make it very clear to this woman that you are gay. Gay as an Easter basket. Tell her you are going to Thailand because their laws are affecting your husband's immigration.

Tell her how happy you are that she is there to help you and give her a little discount.
