I live around Detroit during the summer and holidays but most of the year I stay in Lansing, I'll answer the best I can:
Is it dying? Yeah, sort of. The crime rate is really high and if you know guys associated with the drug trade they can tell you some horror stories. Parts of Detroit are almost like a different country entirely.

Is it really that dangerous? The actual city is pretty nice, and there are some good clubs there, but the crime is pretty bad to be honest. Keep a gun in your house and on you if you can.

Are the houses really only a couple 100 dollars? I don't know if you can buy a house for 100 dollars, but I know that the rent in some bad areas is like 100 dollars a month (sometimes cheaper). A few years back my uncle bought like 6 houses in his neighborhood in Detroit, fixed them up and rents them out to people. I think he makes pretty decent money doing that,

Work? Depends on what you're doing. There are some pretty good factory jobs and jobs at dealerships and whatnot. My stepdad works at one so my brothers and I have never had too hard a time getting work. I do know people struggling pretty bad though.

State Taxes? Not sure.

Weather? Gets pretty fucking cold some times of the year but we usually have nice summers. The general rule is that Michigan weather is typically very unpredictable. Fall and Spring are extremely random.

Girls? Not too bad. There is a wide variety. There are a few nice clubs in the downtown area. Royal Oak and Birmingham have really nice clubs, though they're a bit expensive. My friends and I usually start our nights in Royal Oak and if we don't have luck there we head to the clubs in downtown Detroit for some afterhours fun. There are a few clubs down there that stay open all night and continue (illegally) to serve alcohol. These clubs also have pretty big drug scenes so the girls are easy. I would personally rather live in a big city like New York or LA, but I'm used to it so I can't complain.

I'm a lifelong Detroiter(20+ years) who recently moved to the Northern Suburbs....

Is it dying?
-It's on the way back. Property taxes are high, but the property values are at a near rock bottom price. Yuppies are moving downtown in droves.

Is it really that dangerous?
-Not dangerous if you take certain precautions.Example, I always fill up my tank in the burbs. A dude at the gas station near my old house(nice neighborhood) got shot and robbed for his Cartier glasses a few weeks ago.

Are houses [in bad areas] really only couple $100 dollars?
- There are super-super cheap properties, but usually come with a ridiculous caveat like an obligation to pay outstanding taxes or the house being the lone inhabited(-able) home in a given area.

Work?
- Big 3 factory work is a great job if you only have a HS Diploma, they have profit sharing and have mad OT.

State taxes?
Detroit city taxes are ridiculous compared to the (lack of) services they provide. There are too many eyesores and uncut parks for my liking.

Weather?
I've come to appreciate the weather, we have 0F in the winter and some 95+F days in the summer. It is very unpredictable, we have barely had any snow this winter. The worry about tornados, quakes,hurricanes, is minimal. The only weather worry is a blizzard, but it's not that bad when it arrives.

Oh, and girls?
Nice girls in Birmingham, Royal Oak, Ferndale. Its pretty diverse too: there are Jewish,Chaldean, Persian,Asian girls if you go to the right spots or know the right peeps. I've been in some hood-spots, like Starters B&G, and you don't want to go there because there are semi-pros and people scheming in the parking lots.

I stay a stones throw away from Detroit and used to live there when I was younger.

Is it dying?

The city is really on its knees at the moment, to the tune of almost having an emergency manager have to take over the city and its financial decisions. Depopulation is astounding and the tax base keeps shrinking due to people leaving the city and heading to the suburbs. At point Detroit in the 90's Detroit had about a little over 1 million people. Today? Roughly $700,000. Urban rot and decay is also a huge problem with abandoned and burned out houses being the norm. This helps facilitates rapes, kidnapping, and drug dealings and contributes to the overall blight of the city which is definitely amongst the worst in the US. The schools are amongst the worst in the nation, and I know many that commuted from the city to go to HS in the 'burbs.

Is it really that dangerous?

Detroit's reputation is infamous is terms of violent crime and it is no exaggeration. If you're a black male, I really cant recommend that you hang out anywhere within city limits after dark with the exception of Midtown or Downtown(be in a group!). My friends that live in the city echo the same sentiment. At this point its basically a running joke with locals as to where in the top 3 Detroit will finish.According to Forbes:

Detroit taxes are amongst the highest in Michigan and have also helped drive people out of the city.The marginal benefit they receive is incredibly low in relation to what they get especially in the wake of law enforcement cuts and other civil services.

Weather?

The weather sucks in winter and school shutdowns and the like are not uncommon due to inclement weather like snow or hail storms. Any other time its pretty good. Like jmoney said its become very unpredictable and the weather patterns we experience now are what I remember them being when I was young. For instance we had a few 60 degree days last week.

The metro detroit area has some gems. With the largest Arab population in the US, you get used to seeing lots of hot Middle Eastern chicks. They are super insular though and I rarely see with doing the interracial thing with anyone(black, white, or Asian). For them you need strong social circle game or have to whisk them away from their natural environment. HS and college were the prime times to do this for me and my friends. You'll mostly see white and mixed chicks chicks in the suburban scene and the occasional Asian here and there and a good amount of black chicks. If you venture into the city, its pretty much all Black chicks with a sprinkling of eclectic niche scenes like techno or goth. I would rate the women by ethnicity as follows.
1)Black(amongst best in the nation for this group) 2) Mixed 3) Middle Eastern 4) White 5) Asian. Overall the chicks here are above average IMO.

Work?

As you can imagine work is not plentiful, but businesses are moving downtown and these jobs are mostly in the tech sector. If you've worked in the IT industry especially doing business analyst or insurance type work recruiters will be all over you. The Big 3 mfg jobs that are coming back are paying significantly less than they did before and aren't as well protected as they used to be. Still if you're educated in a technical discipline specifically engineering or tech, staffing firms like VisionIT, the Big 3 and various other corps with offices here there are opportunities, if you network well and have good credentials.

Detroit can be awesome! I often tell people that the region is a huge contradiction since it has some of the best talent and worst logistics in America.

Assuming you want to go to a club and pull the girls back to your place easily you need to go to a place like Luna in Royal Oak http://www.lunaroyaloak.com and have a place nearby (A studio might run $400 to $500 per month). An area like this is safe and upmarket - you WILL see Lamborghini's and Rolls Royce's driving around!, it's not segregated and you can walk around at night without needing to carry a knife.

Of course an even better place to be is Ann Arbor which is a little further out and has an enormous population of university girls...

So here's a question, what are home prices going for in *good* neighborhoods (no gangs, home invasions, burglary, prostitution, corner drug dealers)? It doesn't have to be a rich neighborhood full of country club style white people, just a safe middle class neighborhood with low crime rate.

Also, what are rents per month typically in these good, safe neighborhoods? Could a guy make a killing by buying a $40,000 house and renting it out per month, or would it be a huge risk, and have the potential for having the house burglarized, vandalized, or psycho tenants who won't pay rent, and try to get violent?

Investing in Detroit now is risky. Of course, that might mean that it has a high reward.

Just know that the Detroit area has been in a consistent decline for two decades. Home prices have consistently fell, the population has steadily declines, and wages have declined. I have not seen evidence that these trends are reversing anytime soon, even with the recent revival of the auto industry.

That said, do your homework and if your instincts tell you that you've found a good investment, then go for it.

btw, you won't find a safer bet to invest in than Ann Arbor. It's got the University of Michigan and all kinds of money pouring in. I guarantee you 20 years from now there will be more people and more money in Ann Arbor than there is today, just like there are more people and more money in Ann Arbor today compared to 20 years ago.

The scene isn't super big but in the city and surrounding suburbs you can find places that play techno like Club DG, Club 2000, the Blue Room, Club Coyotes and Club Element. If you have a passport on you I would definitely recommend crossing the waters in Windsor(Canada), which has offerings.
Since you're into techno I'm sure you've heard of DEMF and its definitely one of the largest festivals of its kind in the world. I met people from the Netherlands, England, Australia, and numerous other places. Downtown Detroit turns into a party and you can pretty much pop pills,drink, and smoke within the confines of the festival with relative impunity.It absolutely shuts the city down on Memorial Day weekend. If you ever visit going to Detroit, DEMF or the Auto Show are really the only reasons to come from out of town.

The great thing about Ann Arbor is that it has a college scene juxtaposed with a more high end scene for shopping, dining and shopping. If you ever get tired of the horrible ratios in the South U bars you can always split to Main St. I do this all the time with my friends that go to U of M. Its kind of expensive to live there though.

Inner city detroit has BEEN dead, the suburbs have always been fine.
The only question now is will it come back?

Depends, I tell people what makes it dangerous is that it's very easy to killed over dumb shit, like stepping on some one shoes, looking at them wrong etc, shit will escalate to gun play in minutes, over nothing.

Example - You have to pay attention to EVERYTHING, when you go get gas which gas stations you stop at, when you get out the car keep an eye on everyone around you, you see those 3 dudes posted on the curb, watch them, you see the one homeless man walking towards you watch him.

Go to certain liquor store, etc watch the parking lot, are dudes just sitting outside drinking loitering, is there only one exit out the parking lot, etc. There are certain liquor stores i will not go to, cause they death traps if something happens.

Once you in the burbs all that will become less of an issue, but you still have to be careful, cause the goons from the city know that people out in burbs tend to be very relaxed like leaving cars running while getting gas, doors unlocked etc.

Yes, but like someone mentioned usually have to pay a ton of back taxes and or its a war zone with 4 houses left standing on the block.

Blue collar - Big 3 plants GM chrysler or ford - have alot of people making $100k a year with HS education or less, but you need to know someone usually to get an application.

State taxes?

Think 4% for state plus if you live in detroit city limits another 3%
so you will have fed, state and city taxes

Weather?

Bullshit cold in winter, but during summer its cool and people go wild.

Oh, and girls?

black ones - some of the hardest, rough, gangsta chicks you will ever deal with, very direct, blunt and some are dangerous ie set your ass up to get robbed. But when you get one on your team, there is NOTHING those bitches wont do for you. not for some of you sensitive dudes.

white ones - average, the real white tramps come from windsor canada thats a gold mine only $4 and 10 min to ride by car to canada. Very easy.

arabs largest population outside of middle east - alot of dimes but hard to get, they are surrounded by their cockblocking ass cousins, uncles and brothers who are very protective of those chicks, and in the arab community know everybody. They will sneak around but you usually have to isolate them in a college class or something like that or be cool with her brother, cousins etc they will cosign for you, as most of those chicks live at home until married.

Detroit you need gorrilla game, clothes and car game.

YOU MUST HAVE A CAR!!!! the nicer the better, its called the motor city, everyone has nice new cars due to employee discount prices you could lease a corvette or escalade for about $500 a month and regular cars for peanuts, $150 a month for brand new durangos, cherokee etc.

BUT your car insurance will be more than the car payment, if you use an address in detroit. its not unheard for people to pay $300+ a month just for car insurance, the auto theft and insurance jobs people do on their cars is insane. but thats another post.

I used to live downtown Detroit. It's not bad during the day, but after 8 its a ghost town, unless there is some kind of event going on (but that's mostly in the summer). During the week, every single bar is either closed or empty, which means they treat you nice if you're a local and a regular. Lots of young professionals live in the lofts, which are expensive, but walking distance from Quicken Loans and Compuware office buildings. Nearest grocery store is 30 min away (Eastern Market is nice on Saturdays though). No bookstores or coffee shops to hang out (maybe the brewery and a single coffee shop across from the opera house). Mostly black and middle eastern people.

Detroit has got character, you can't deny that, but it's not a pussy paradise. There is like a million strip clubs in Detroit. If you drive around all you see is: liqueur/beer/lotto, cash checking, you buy we fry fish/chicken, coney islands, and strip clubs. Kronk Gym in Dearborn, Powerhouse Gym in Highland Park, and American/Lafayette Coney Islands Downtown are the places I am proud to have visited. If you can look past the dirt, they have some legendary stories.

Ferndale is for gay people. It's nice, clean, and cheap. They have a lot of concerts and bands. The first safe neighborhood outside of Detroit city limits. Right next is Highland Park, which is the ruin porn you see on the Internet. There is a lot of that here, but I've never seen so many old beautiful buildings and I don't even care about architecture.

Royal Oak is a little nicer hipster paradise. I like to spend my time in a bookstore and that's why I moved here. Also, this is the closest normal sized movie theater, because the one in the downtown GM center sucks. This is the place to be on a weekend. Packed with teenagers earlier and college kids at night. Lots of bars all within a 2-3 block radius. Speaking of which, Luna sucks because its out there by itself and they have a $20 credit card minimum. But the coney island across from it rocks because 4 eggs cost me half of what Leo's on Main charges.

Birmingham is where rich people hang out. I've only been there a couple of times. Really upscale bars and restaurants. I walked into one bar once and everyone was 40+ with suits on. Gorgeous women there, but they hustle guys for drinks cause they are so ridiculously expensive.

All of these neighborhoods are lined up on Woodward. There are others, but I would not recommend going too far off into either side.

NorCal - you can get a good home (2,500 sq ft, 4 bedrooms, safe, 1/4 acre) for about $200-$300k, depending on suburb. I own 6 rentals and I charge about $850-$1,100 for a 2-3 bedroom, 1,100 sq ft single family home. And to answer your question, yes you can. I bought a home in Ferndale (suburb neighboring Detroit) for $40k and I rent it out for $900 per month. I am making a solid 15% cap rate on that one.

That's a shame about the Arab girls. It seems that way pretty much across most the world. I love Arab girls, my favorite after Latinas as far as looks go. Personality wise is a tough comparison. As far as black women in Detroit being the best of their class in the states, I would have to disagree from what I've seen. Ok, I haven't been to Detroit, but I have met MANY black women from Detroit, and many other places across the nation. For me, it seemed like the best looking black girls come from... 1) Atlanta 2) New York 3) DC 4) Miami 5) The Carolinas 6) LA and for 7) maybe I'd put Detroit. I haven't been to half these places, but assuming the best looking girls have the money to travel, and I have seen a large number of girls from all these cities, I stand firm on my list.
